Position Description:

Rack Room Shoes is seeking a team-oriented, well rounded Lease Administrator to join our in-house legal team.  Applicants for this role should demonstrate a comprehensive understanding of retail lease management, financial acumen, negotiation skills, and the ability to collaborate with various departments within the organization.

As a Lease Administrator, you will have experience (preferably in a retail environment) with the following Key Responsibilities:

  1. Lease Review and Interpretation:
    • Experience in reviewing and interpreting retail lease language, including provisions such as Common Area Maintenance, Gross Sales, Percentage Rent, Co-Tenancy, and Exclusive clauses.
  2. Financial Management:
    • Reconciling monthly and annual landlord statements/invoices.
    • Processing rental invoices on a monthly basis.
  3. Reporting:
    • Preparing gross sales and percent rent reports.
    • Reconciling and reporting on lease accounting adjustments with landlords and provide internal updates.
  4. Dispute Resolution:
    • Resolving and negotiating successful financial/accounting disputes and lease-driven issues with landlords and third parties.
  5. Legal Department Support:
    • Developing and maintaining legal department matter trackers (e.g., default notices, construction/tenant allowances).
    • Balancing support for the other Legal Department functions.
  6. Relationship Building:
    • Building positive, team-oriented relationships with other corporate functions such as Store Development, Store Operations, Finance, and Marketing.
  7. Professionalism and Ethics:
    • Demonstrating a high level of confidence, professionalism, and adherence to ethical standards and confidentiality.
  8. Legal Operations Support:
    • Providing legal department operations support to the Chief Legal Officer and in-house counsel as needed.
    • Legal operations and matter tracking skills.

Qualifications and Skills:

  • Three plus years’ experience as a retail Lease Administrator with specific expertise with the listed Key Responsibilities.
  • Solid knowledge of lease financial management, accounting practices and reconciliation skills.
  • Excellent ability to interpret lease language.
  • Proficient computer skills, and full working knowledge of Excel.
  • Sound, amicable communication skills.
  • Ability to multi-task in a fast-paced environment.
  • Ability to defend position with confidence to a landlord.
  • Lease database experience.
  • Strong understanding of retail lease language.
  • Negotiation skills for dispute resolution.
  • Relationship-building skills with various corporate functions.

Work Environment:

Currently hybrid office environment; minimum of 3 days in the corporate office in Charlotte, NC office.
